Flooding is the nation’s number one natural disaster. It can occur inland, along the coast, and across every region of the country. Even though you may think your community has little or no risk of flooding, the reality is that anywhere it rains, it can flood.

You can greatly reduce your risk of damage from flooding by house lifting New Jersey and house raising or business above the Base Flood Elevation. The BFE is the computed elevation to which floodwater is anticipated to rise during the base flood and is the regulatory requirement for the elevation or flood proofing of structures. BFEs are shown on Flood Insurance Rate Maps and on flood profiles.

During the elevation process, most frame, masonry veneer, and masonry homes are separated from their foundations, raised on hydraulic jacks, and held by temporary supports while a new or extended foundation is constructed below. The living area is raised so that only the foundation remains exposed to flooding services. The new or extended foundation may consist of continuous walls or separate piers, posts, columns, or piles.

Flooding Services: How much does it cost to raise a house?

The range for the cost to raise a house is so broad that it is almost impossible to give an estimate without looking at the structure first. There are multiple factors that can raise or lower the total cost. Every quote is customized to every job depending on the following factors:

  1. Size and Construction of House: larger and heavier homes require heavier machinery.
  2. Age and House Condition: deterioration, rot and settlement of old homes play into the cost of the lift. Many old homes were not built to today’s codes & standards and will have to be fixed.
  3. Status of Foundation: damaged foundations due to poor soil and ground movement will require helical or concrete pile installation. If your foundation is secure and sturdy, this added cost can be avoided.
  4. Framing: if framing of the house is rotted, dilapidated or is not up to code to carry the weight of the structure, it would have to be corrected. If there are decks and stairs, they will have to be extended. If the house is on a slap, an entire new floor will have to be put in.
  5. Height of Lift: cost to lift from 1 to 8 feet is usually the same cost since 95% of the work for the actual lift is in the preparation of laying out steel and support. After 8 feet there can be additional cost.
  6. Permits: House raising Long Island requires permits. Permits for raising a house range from $2,500 and $5,000.
  7. Labor and Materials: As with any renovation project, you must also factor in the cost of labor and materials to lift and repair the house.
  8. Landscaping: If your house needs work around the foundation, you may have to remove trees and other plants. Replanting or replacing any landscaping will add to the cost as well.
  9. Property Restrictions: the cost rises if access to the house is limited due to neighboring structures or large trees for example. The same goes for under the house, limited access may cause extra manual digging to install lifting materials.
  10. Utilities – Shutting off all electricity, plumbing, phone and internet services to your home during construction is required.
  11. Time frame – If you have to raise your house sooner rather than later, chances are, your cost will be more.
  12. Miscellaneous – some projects may require an architect or structural engineer, adding to the total cost of labor. Sometimes minor stress cracks can occur upon elevation due to the amount of settlement that occurred on the old foundation. These will need to be repaired after the lift is complete.
